New Business:

1. 278 University Avenue* ­ Request for Hearing and Commission recommendation regarding Directorıs Approval of a Variance application for a three-foot encroachment into the Bryant Street special setback for a new, four-story commercial mixed use retail/office building. Note: Approval of major architectural review by the ARB and Director has been appealed to the City Council. Environmental Assessment: A Negative Declaration for the architectural review, including the Variance, was approved by the Director.




B. NEW BUSINESS (CONTINUED)

New Business:

2. Hotels:
a) City-Wide: Planning and Transportation Commission Recommendation to City Council to approve a Resolution for a Comprehensive Plan Text Amendment to the Commercial land use designation definitions for Neighborhood Commercial, Regional/Community Commercial, Service Commercial and Commercial Hotel to allow for floor area ratios for hotel uses to be consistent with corresponding zoning districts. Environmental Assessment: Completed with Zoning Ordinance Update.




C. NEW BUSINESS (CONTINUED)/APPROVAL OF MINUTES/COMMISSION MEMBER QUESTIONS, COMMENTS, AND/OR ANNOUNCEMENTS/ADJOURNMENT

New Business:

2. Hotels:
b) Initiation of Zoning Ordinance Text Amendments to
(1)address potential issues surrounding extended stay hotels, and
(2)correct the Hotel Combining District Regulations (Chapter 18.30(D)) to provide consistency with other zoning district regulations.
